Developers use Dashain as property discount season

At a time when the housing and apartments market is slowly picking up, housing developers have come up with special offers and discounts to attract customers during the festive season.

Many developers are offering attractive discount on their apartments, housing units at office spaces during the festive season. Kaushaltar Homes, Sunrise Apartments, CG Hills, Eastern City Developers, Kohinoor Hill Housing, Sunrise Bizz Park and Clean Infrastructure among others are offering their products at a reduced price.

Developers say they have announced special offers and discounts mainly because many people residing abroad return home to celebrate Dashain with their family members.

“We´ve announced special offers mainly because Nepalis have high purchasing power at this time of year. Also, people residing abroad return home during Dashain,” Sheela Pradhan, sales and market executive at Eastern City Developers said. “There are many people who wait for festive season to invest on fixed assets.”

Bishnu Khanal, manager of Vegas Individual Homes, said people returning from abroad are the major customers of apartments and individual homes at this time of year. “We´ve announced 15 percent discount till October 1 for limited houses on full payment specially targeting Nepalis returning home from abroad for Dashain festival,” added Khanal.

Bagmati Apartment of Aayusha Developers has also announced 15 percent discount for customers buying apartments during Dashain and Tihar. Kausaltar Homes is offering individual homes at Rs 6.27 million. Similarly, Eastern City is taking bookings for its 3-bed apartment at Rs 2.99 million during the festive season.

Rabi Budhathoki, marketing manager of Oriental Builders & Developers, said more than 60 percent of the bookings they received for their projects during the festive season were from NRNs. “We are planning to take bookings from pre-informed customers for few more days,” he added.

Central Business Park at Thapathali is offering office spaces at Rs 13,500 per square feet. Similarly, Central Park Housing is offering apartments at Rs 8,500 per square feet (prices are negotiable).

According to developers, there is a great demand for standalone houses as compared to apartments.
